Fence at OBM Entrance

As you have probably noticed…

 

The fence committee finished the fence removal project at the front entrance.  They also took the time to do a bunch of tree trimming, weeding, and touching up some areas where trees were removed.

At this years Annual Meeting, it was voted on to remove the white fence instead of spending more money to fix.  Matt F, Dave W, Donny Green and Wade B are currently on the “Git-R-Done” list.  We are waiting for the ground to dry out a bit to avoid damage by the heavy equipment.  If you would like to help please send your info using the details on the contact page.

Entrance Lights Electrical Problem

Status Fixed:  July 1st

This week we have experienced and electrical issue with the lights at the Olive Branch Entrance.  There are a number of related issues with the breaker box, electrical eye, and burned electrically wires that we are in the process of fixing.   All should be fixed within the next few days.

OBM Entrance Fence

Fence at entrance is in need of painting.

Update:  May 16th

We took a look at the fence up front.  It definitely has a few years of neglect.  We will get some quotes on a tidy up.  A power wash and re-staining might be a better long term solution than painting.

 

OBM Entrance Lights issue

A few landscaping lights are out.

Update: May 16th – Confirmed -  The front is still very well lit.  But we will get these replaced soon.

Mowing Update 2

I observed the mower working today and he is a bit slow.  Maybe we need another around the ponds. 

Actually… we talked to a few folks about past mowing policy and we walked around with our new lawn care company today.   As quickly as possible, latest Monday 9th (weather permitting),  Diamond will be out to mow all the tall grass around the Winchester Pond.  Then for future mows he will mow 20′ up from the pond on the northside, leaving about a 10′ section around the fences for the owners to take care of.  On the other sides that have a smaller lake easement, he will mow  a 5′ path up from water.  Trimming at waters edge as well.  Thanks for the feedback.  Enjoyed meeting several owners as we walked around trying to figure this out.

Mowing Update

“My Neighbor asked if he could use my mower.  I told him of course he could, as long as he did not take it out of my yard.” – unknown

Update:  We have had a couple of issues regarding common area mowing this spring.  Some related to weather and some related to miscommunication.  We will be meeting with our new lawn care company Friday or Saturday to review the needs.  We are also working to understand the property line/lake easement lines around the ponds so that we can be consistent for neighbors and cost effective in those areas.

Dead pine trees in common areas

 

May 4th, 2010:  McDainels Tree services was the lowest bid of 3 for tree removal.  They came out and removed the 4 large, dead trees in common areas A and B.  We have not decided what to do about the gaps left by the removal, given budget is a concern.  Suggestions are welcome.

April 24th, 2010:  We have a couple of dead pine trees as reported by neighbors at the olive branch rd entrance.  We are seeking quotes to have them removed and will take care of them soon.

Pond and Fountain Issues

Issues raised at OBM HO Meeting.

  1. Evaluate status of contract with property owner on Olive Branch road pond
  2. Evaluate status of Willshire Drive Pond and Fountain:
    1. complaints of odor from stagnant pond
    2. pump does not work because of silt build up and dredging may be required

 

**Updates as of May 10th**

1.  Status of contract is unknown at this time, but the front pond fountain is operational and an attractive feature that we would like to keep.  Wade did a quick cost analysis of electrical usage for fountain if anyone is interested.

2.  Evaluate status of Willshire Drive Pond and Fountain:   This Fountain Failed on July 1 2010 and has not been replaced.  We have obtained a quote for a replacement fountain and requested a second quote for an aeration system.  Given the large cost to replace, future budgeting/project discussions will be needed prior to next years budget approval.
